What is a Cool Roof?
A common denominator of Cool Roofing is its ability to deliver high solar reflectance (the ability to reflect the visible, infrared and ultra violet wavelengths of the sun, reducing heat transfer to the building) and high thermal emittance (ability to radiate absorbed or non reflective solar energy).
Cool roofing has a number of categories: metal roofing, flat commercial or industrial roofing, clay tile roofing, and composition shingle roofing to name the main ones.
Elastomeric Coating for Commercial and Industrial Flat Roofs:
Elastomeric means having elastic properties and can stretch in the summer heat and then return to the original shape without damage. Elastomeric coatings include acrylic, silicone, and urethane materials. This is a rubberized water proof reflective coating, usually white, applied over an existing roof that has been cleaned and prepared. All roof coatings are NOT created equal. There are differences and it can get confusing with so many different roof coatings available.
A very good rule of thumb is: Is it Title 24 compliant for California? You can get information by going to http://www.coolroofs.org. One of the main purposes of roof coatings is to reflect 85% and higher of heat and UV off your roof. Those products proven to meet this standard are very good.
If the flat roofing system is in relatively good condition (1 to 10 years old), a white elastomeric roof coating can be applied and depending on its future maintenance, it can double or triple the life of the roof. Usually there is some preparatory work needed (maintenance repairs) and for best results, the roof should be washed before applying the coating. A minimum of two coats are then applied. It is recommended that you have the roof inspected by a professional roofer to see if a roof coating only is your best option – not all roofs are equally constructed and have different deterioration time frames.
