What is a flat roof restoration?
A roof that is old and near or at the end of its service life, can be restored by doing the correct repairs or by replacing failing or damaged parts and then installing a durable water proofing system over the entire roof. This can keep your roof water tight for 15-20 years saving you up to 50% or more of the cost of a traditional tear-off / reroof.
The benefits of a restoration are: simpler future roof maintenance; getting a better tax or building write off; ability to renew the service life of the roof by just re-top coating about every 7-10 years for pennies per square foot. This is a big advantage for long term ownership of a building or when selling a building.
Roof restoration has been available for over 40 years but not very widely promoted until 1978 when California responded to a legislative mandate to reduce energy consumption resulting in the building and appliances efficiency standards and programs now included in California Energy Code or Title 24. The standards are updated periodically to allow consideration and possible incorporation of new energy efficiency technologies and methods.
The Cool Roof Rating Council exists to rate roof coatings and their efficiency in reflecting heat and UV of a building’s roof and all of this information is available to help in make decisions when considering roof coatings or roof restoration. Technology and awareness has also changed in the roofing industry with longer lasting products, more environmentally friendly, less oil products being used, and less land fill being used up.
As a building owner, you can benefit from this because it all equates to you saving money with your long term roofing costs.
